Balance Owing

The final balance owing on your account is to be paid 30 days prior to the day of your arrival. Please email or telephone our office to make the payment and advise method of payment. We accept Visa or MasterCard. Because unexpected events can impact your travel plans, we recommend that you protect your holiday investment by purchasing travel insurance.

Cancellations and Changes by Guest

All deposits are non refundable. Cancellations that occur within 30 days of the arrival date will incur the total accommodation cost.  We will endeavor to facilitate any changes requested after the booking has been confirmed, but please be aware that changes will incur a fee of minimum $70 + GST in addition to any extra payments that become due. Any changes must involve taking the revised rental period within 30 days of the original booking and is subject to availability. No change can be made within 30 days of arrival. For this reason we strongly recommend travel insurance.

Cancellations and Changes by HeadSouth

There are unforeseen occasions when a reserved property may become unavailable, due to unanticipated conditions. (e.g. a holiday home owner may decide to withdraw their property for sale, alterations/repairs or personal use.)  Being out of our control, we are unable to accept any liability for such an occurrence, financial or otherwise. In the event of any of these situations occurring, we reserve the right to cancel the booking on behalf of the owner. However, every effort will be made to find alternative comparable accommodation for the intended dates of stay or unused rental fees and charges will be refunded. No further compensation will be offered.

Check In / Check Out

Check in time is 2.00pm on the day of arrival. Check out time is 10.00am on the morning of departure. Failure to checkout by 10.00am may result in an extra night's accommodation being charged.

Damages/Negligence

We accept that breakages and accidents do happen, although damage to the property and/or its' furnishings caused by negligence will result in the cost being on-charged to the guest who made the booking.

Cleaning Costs

To prevent excessive cleaning costs please assist us by returning all furniture to where it was on arrival, and leaving the holiday home in a clean and tidy manner upon departure. If the property requires cleaning over and above the approval limit, an additional cost of $45.00 plus GST per hour will be on-charged to the guest/card holder. This includes removal of any excess rubbish/recycling.

Guests Hereby Agree:

  1. Not to remove any chattels from the property.
  2. To repair or reimburse any damage caused to the property/chattels during the stay. Guests/card holder will be billed via their credit card. Any damages or breakages must be reported to us immediately. All charges are subject to our discretion. This authority is valid for sixty (60) days after the length of your stay.
  3. Not to bring any animals to the property.
  4. Not to cause any disturbances to the neighbours.
  5. To permit the agent to enter the property and view its condition at all reasonable times.
  6. To keep the premises clean at all times.The number of occupants must not exceed the number agreed to with the agent at the time of booking. Extra fees charged if additional persons found at property. Bedding configuration requests are not guaranteed.
  7. If there is a BBQ at the property, please ensure it is clean/in its original state after use. There will be a cleaning fee charged if this is overlooked.
  8. Any lost property retrieved will be mailed on to the contact address we have on file, and a fee of $20.00 plus postage and packaging will be charged.
  9. NO smoking inside the property. Please remove any cigarette butts from outside the property.

Security Bond

HeadSouth reserves the right to charge a security bond of minimum $400 (NZD) per stay, to a maximum of the equivalent of $200 (NZD) per guest. The security bond is refunded to the guest by way of their nominated credit card less any cost or expense, damage, breakage, or other loss applicable to or arising from the use and occupation of the property pursuant to this reservation.

Age of Guests

Guest(s) making a booking must be over 25 years of age. Additionally, all guests who are unaccompanied by a parent or guardian must also be over 25 years of age.

Occupancy Limits

Each holiday home rental has specific occupancy limits and rules of conduct, and these are strictly enforced. The number of adults and children to occupy the rental home must be stated at the time of booking and must not exceed the allowed number of guests. Property lines, privacy, and the quiet enjoyment of neighbours are to be respected at all times, with quiet hours observed between 9 pm and 7am each night. 

Increased occupancy, vehicle traffic, excessive noise, or illegal activity, will result in a $500 penalty fee, eviction, and the forfeiture of all prepaid rentals. This penalty fee will be charged either by way of your security deposit, or, if none tendered, to the credit card used to pay for the accommodation.

Use of the Property

This property is a residential dwelling and is to be used strictly for residential purposes by the guest(s) and the number of occupants nominated at time of booking. The Property is not to be used for any other purpose, or by any greater number of occupants, without written authority from HeadSouth.

Parties and Events

The use of the property for a function, a party, or any other like gathering is STRICTLY PROHIBITED. Use of the property for purposes other than a residential dwelling will result in eviction from the property, termination of the booking, forfeiture of all prepaid rentals and a penalty of $5,000 (incl. GST), deducted from the credit card provided upon booking.
